There are many aspects to the due diligence period, but in this particular video, REALTOR® Cindy Herrera shares the top 3 questions you need to ask a potential home inspector. But first of all, for those who may not know, the “due diligence period” refers to the time after a home listing goes under contract but before the purchase is finalized. During this time, inspections, financing, and other aspects of the sale are handled.
If you’re a buyer, then one thing you’ll want to do is to get a home inspection. Cindy shares 3 super important questions to ask:
Question #1: What type of report do you provide?
Ask a potential home inspector what their report will look like. Most importantly, does the report come with photos? Cindy can’t tell you how many reports she’s received that don’t have any photos OR page numbers. When these basic things are missing, it can be downright confusing, and you’re left to guess what the inspector is referring to.
So, make sure you really know the type of report you’re going to get. It’s also important to go into the process understanding exactly how long it will take you to receive the final report after the inspection takes place.
Question #2: How long have you been doing this?
Is the home inspector an expert? What makes them an expert? You’ll want to make sure you tailor your questions depending on the type of home you’re buying, where the home is located, or any other big characteristics. Different homes in different parts of town may require someone with a special expertise.
Question #3: How much is this going to cost me?
Get this information up front! And do keep in mind that when it comes to home inspections, cheap is not always better, and more expensive is not always better.
